Second photo is taken from across the bay roughly opposite the property, at dead low tide. The lot itself is naturally terraced rock, some vegetation cover, and a few palms. The beach consists mainly of fossilized coral and shells. No erosion issues here at all. Directly in front of the house is a small, pristine coral reef which extends into deeper water. You can moor your boat almost directly in front of the house, outside the reef, and still be protected by the bay itself; or for a smaller craft, inside the reef where you could literally walk to it. The proposed house plans call for the first level to start @25 feet above sea level and take advantage of the natural terracing, minimizing site work.
